Managing real estate properties is no cake walk as most of you know. If real estate managment is not your full time job, a real estate investment can seem like a job of it's own. For many, a professional property management firm is the answer. Finding a reputable property management company to run your property is not always as easy as opening the phone book.

There are many factors involved in selecting a property manager especially in Los Angeles. A few things that should be considered are:

  • How many years has the property manager/property management company been managing real estate?
  • What areas of Los Angeles does the property management company work in? (If they are in Compton, do you think they will do a good job managing a property in Westwood?)
  • What types of property do they have experience managing? (residential property or commercial)
  • What can you expect from using them as a property manager?
  • Do they have any current and/or past clients you can speak to about using them to manage your real estate investments?

These are just a few questions that should be asked when looking for a Los Angeles property manager. Common sense and your gut are also good things to follow. If you don't think you will see eye-to-eye with someone, wait until you find someone you feel comfortable with. These people will not only be managing your real estate, but managing your money as well.

Commercial Property Management

Is there a difference between commercial property management and residential property management? Absolutely. Managing a commercial property involves many different chores than managing an apartment building or a house rental for instance. Many commercial property managers are tasked with cleaning and maintenance of office buildings, retail centers or an industrial building. There is usually much more involved in managing a commercial property.

Residential Property Management

Of course, managing residential real estate is no cake walk either. Most of the time managing residential properties is spent managing tenants and their problems. Collecting rents and dealing with "tenant issues" can take up a lot of time, especially if you are not operating a Class A property. Sometimes using a professional property manager or management company is the answer.
